Giza Rent Price Index – 2026 Q2 (April to June)

In the first edition of the Greater Cairo Rent Index, we track new rental rates for unfurnished residential apartments in the city of Giza. Rent indices are important because they bring transparency to the market, identify areas facing affordability pressures, and measure the impact of housing policies. The Giza Rent Index provides an analysis of median prices in the city, their year-over-year trends, median prices by neighbourhood, and rent prices per square meter. For more details on the calculation method, see the methodology.

The Median rent in Giza was LE 7,500 per month during the second quarter (April to June) of 2026, while the rent per square meter (total rent divided by unit area) was LE 64 per square meter per month.

 

 

On a year-over-year basis, rents rose by 8% during the first six months of 2026 (the first half) compared to the previous year, marking a slowdown compared to the 11% increase recorded between 2024 and 2025.

 

At the neighbourhood level, rental prices varied, ranging from LE 4,000 per month in the neighbourhoods of Boulaq al-Dakrour, Imbaba, and Al-Warraq, to eight times that amount in the Dokki neighbourhood. The neighbourhoods of Giza and Al-Haram represented the median rental rates for Giza city.

 

Monthly rent prices fluctuated throughout 2026, rising in three neighbourhoods, with increases of 21%, 14%, and 14% in Giza, 6th of October, and Imbaba, respectively. Meanwhile, prices remained stable in three neighbourhoods—Dokki, Agouza, and Boulaq al-Dakrour—while they declined in four neighbourhoods—Al-Omraniyah, Al-Warraq, Al-Haram, and Sheikh Zayed—by 15%, 11%, 7%, and 4%, respectively.

 

Looking at rental prices from another perspective—by calculating the rent per square meter—we see that prices in Giza range from LE 38 per sq. m. per month in the Boulaq al-Dakrour neighbourhood to LE 220 per sq. m. in Sheikh Zayed City, a six-fold difference. The Giza and Imbaba neighbourhoods represented the median rent per square meter.

 

Monthly rents per square meter saw annual increases in four neighbourhoods, reaching 25%, 17%, 6%, and 5% in the Giza, Imbaba, 6th of October City, and Al-Agouza neighbourhoods, respectively. In contrast, the Dokki, Al-Warraq, and Al-Haram neighbourhoods saw stable or nearly stable rent prices in 2025 and 2026. Rents also decreased in Al-Omraniyah, Sheikh Zayed, and Boulaq Al-Dakrour by 6%, 5%, and 4%, respectively.

 

Methodology

The index is based on an analysis of approximately 10,000 listings for properties offered for rent on online real estate marketing platforms during the period from January to June 2026, along with the Urban Observatory’s database for the previous years 2024 and 2025, which covers eight residential neighbourhoods and two new cities in Giza Governorate.

The analysis focuses on residential units with new leases; all listings for non-residential units (commercial, administrative, or land) were excluded, as were furnished residential units.

The index measures the median price for each neighbourhood, not the average (mean). The data distribution showed a severe right-skewed distribution of prices; consequently, the mean would yield a higher rental price that might not reflect reality. In contrast, the median rent used here indicates that half of the apartments listed for rent in each neighbourhood are more expensive than the median, while the other half are cheaper than the median.

We tried as much as possible to ensure that all residential areas administratively belonging to each neighbourhood are represented in the database; however, there are exceptions related to the nature of users of real estate marketing websites, which affects the number and locations of available residential units.

It is also worth noting that the prices listed here do not necessarily reflect the rents paid by current tenants; rather, they represent the rents requested by landlords wishing to rent out their vacant units or those whose current tenants’ leases have expired.
